NAREDCO Maharashtra Real Estate & Infrastructure Summit Highlights MMR Affordable Housing Push

The National Real Estate Development Council (NAREDCO) Maharashtra hosted the prestigious Real Estate & Infrastructure Investors’ Summit (REIIS) in Mumbai, bringing together state ministers, urban planners, municipal commissioners, and industry titans to formulate a comprehensive roadmap for sustainable housing and infrastructure across MMR.

1. Streamlined Single-Window Clearances

A flagship announcement at the summit was the rapid expansion of the digital single-window clearance mechanism for housing projects. By consolidating environmental nods, municipal building permits, fire department NOCs, and civil aviation clearances into a single time-bound portal, project gestation cycles will shrink by 6 to 9 months, directly lowering construction overheads and housing prices for end consumers.

2. Transit-Oriented Development (TOD) Along Mumbai Metro Lines

The state government reiterated its aggressive commitment to Transit-Oriented Development (TOD) within a 500-meter radius of upcoming Mumbai Metro stations. This policy grants higher Floor Space Index (FSI) to developers in exchange for public open spaces, pedestrian corridors, and dedicated affordable housing quotas, enabling thousands of citizens to live within walking distance of high-speed mass transit.

  • Reduced Urban Congestion: High-density development clustered around metro stops cuts vehicular carbon emissions and road congestion.
  • Incentives for Green Buildings: Special property tax rebates and development fee discounts announced for projects obtaining Platinum Green certifications.
  • Affordable Housing Viability: Rationalized infrastructure charges to encourage developers to build high-quality 1 BHK and 2 BHK units priced under ₹65 Lakhs in peripheral nodes.

3. Collaboration Between State and Private Developers

Industry leaders commended the government's forward-looking approach toward public-private partnerships (PPP) in slum rehabilitation (SRA) and redevelopment of aging municipal colonies. Over 100,000 new residential units are projected to enter the MMR supply pipeline over the next three years under these joint initiatives.
